“Location, location, location” is a common real estate saying to reflect the importance of a property’s location to its financial value and consistent appeal to buyers. The French Quarter has typically been a prime example of a New Orleans neighborhood that validates that saying.

This week’s Commission Accomplished further strengthens that argument.

An 1845 French Quarter brick townhouse at 1032 Royal Street sold for $2.65 million on Aug. 28. The three-story home features 5 bedrooms, 5 bathrooms, and 4,568 square feet of living space.

The listing agents were Dan Paisant and David Smith, of Crescent Sotheby’s International Realty, while Smith also served as the sales agent on the transaction.

“My client is out of state and wanted a second home in New Orleans and in the French Quarter. You can’t get more in the thick of the French Quarter than this location,” said Smith, co-owner and managing partner of Crescent Sotheby’s International Realty New Orleans office. “Luxury French Quarter properties, if well maintained and priced right, are moving well, and there is still an appeal to out of state buyers to invest in the French Quarter, which is great for our market.”

Smith said 1032 Royal St. had a previous owner there for approximately 20 years, and the 1845 home was “impeccably maintained, offering a unique blend of historic elegance with modern amenities and convenience.”
